Will applying affect my credit score?

It depends on the lender and the stage of the process. Many lenders offer a prequalification step that uses a soft credit check, which does not affect your score, before running a full application. Confirm this directly with whichever lender you apply with, since the process can vary between them.

Which lender should I apply with?

Each partner structures their loans differently, so it comes down to what fits your situation. You're welcome to apply with more than one and compare offers before deciding. None of them are exclusive.

Do I need a finalized design before I apply?

No. Most people apply or prequalify with a rough budget in mind, before the design is finalized. Knowing what you're approved for ahead of time actually makes the design conversation more productive.

How are the funds paid out?

This varies by lender. Some use a draw schedule that releases funds as construction milestones are completed, while others disburse the full amount up front. Ask your lender directly how their disbursement process works.

Do I have to finance the entire project?

No. Plenty of clients finance part of the project and cover the rest another way. Your designer can help you figure out what portion makes sense to finance once you have a proposal in hand.
